Every rental property from 1st October 2008 will need an Energy Performance Certificate (EPC) and it is the Landlords responsibility to ensure that this has been done. An EPC is a report that details the energy efficiency of the rental property which enables the tenant to gauge an approximate cost of their fuel bills. The EPC takes into consideration double glazing, cavity walls, loft insulation and such like in ‘grading’ the energy efficiency of the property giving an A to G rating according to the properties basic standard. It is from this report that an approximation of the cost of fuel bills can be gauged by the Landlord & Tenant. Most Landlords are now upgrading their rental properties to take into account this new legislation making renting a more attractive option to buying in the current property market.
The EPC must be undertaken by an approved Domestic Energy Assessor (DEA) and be available for examination by a new Tenant through wither the Landlord or the Property Management Company who will be looking after the property on behalf of the Landlord.
